Four Pancras Square is a Grade A office building located in London on Pancras Square and Goods Way, part of a 185,806 sqm cluster of 9 office buildings south of Regent’s Canal. The 11-storey building offers 16,350 sqm of Grade A office space with ground floor retail, with the office fully let to music giant Universal Music back in 2018.With over 10 major awards and a BREEAM Outstanding certification

, this building is truly a sustainability beast. It consumes 65% less gas and electricity than a standard office building of its size. The ecology of the site was improved by introducing a large moorland roof garden, incorporating 37 mainly indigenous plant species as well as large ponds.The building features a wide variety of energy efficient systems and approaches including building orientation, solar shading, thermal mass for cooling, passive ventilation and a connection to the site-wide district heating network.
